An appraisal is a final number that a third party company will give. A broker price opinion is ran through a real estate agent, and it is done by completing a CMA (Comparative Market Analysis). A CMA will take a look at closed, contingent, active and expired properties that are similar to your property. Your homes value will be a range, because values are always changing.

    Your value is based on size, location, finishes, amenities, views.

  • Legally speaking, we are not attorneys. However, the legal requirements to sell your home in Chicago come down to disclosures.

    Disclosures:

    Every property in Chicago needs to have a Real Property Disclosure which states have you lived in the home for the past 12 months and do you know of any defects in the property. You will also need a Lead Based Paint disclosure if your property was built before 1978.
